Church Lane, Sarratt – Appeal Success

Church Lane, Sarratt – Appeal Success

📢 Planning Appeal Success in Sarratt! 🏡

We’re thrilled to share that our planning appeal has been successful, securing permission for two residential schemes on land to the rear of 47 Church Lane, Sarratt.

This approval allows for the redevelopment of a former commercial wholesale site into a high-quality residential scheme, sensitively designed within a Green Belt setting.

The decision is particularly interesting as the Inspector allowed the appeal despite the proposal not complying with the NPPF’s “Golden Rules”. The Inspector noted that there was no provision for affordable housing even though the application was deemed to be a major. However, the Inspector determined that the “moderate” harm caused by the failure to comply with the “Golden Rules” did not outweigh the significant benefits of the scheme – which included the provision of housing in a District with a serious shortfall in housing land supply.

This success reflects our expertise in navigating complex planning matters and our commitment to commerciality, agility, and strong collaboration. A massive thank you to WAKELIN ASSOCIATES LIMITED for the clear and compelling plans, Toby Gosden for the highways strategy that unlocked access solutions, and Doug Birt for the robust viability case that addressed key policy considerations.

A fantastic result for all involved!
