The site for around 50 dwellings is located in the Green Belt and DLA Town Planning was instructed by two adjacent landowners to promote the site for housing through the emerging Local Plan. The Council then proposed the site as part of a major mixed-use allocation for around 800 homes in the draft Local Plan.

A planning application was submitted to Broxbourne Council and the committee resolved to approve the scheme, finding that harm to the Green Belt was outweighed by the lack of a five-year land supply, the emerging housing allocation and the substantial public benefits of the overall scheme.
