The Grove Livery Stables, Harpenden

Following the St Albans Planning Committee on Monday, DLA is delighted to share that permission has been granted for the redevelopment of The Grove Livery Stables in Harpenden. The permission allows for the demolition of the existing barn, stables, and an outbuilding, and the construction of two dwellings with parking and landscaping.

The site itself is surrounded by agricultural land with some sporadic residential development. It is also located within the Green Belt and in a Landscape Conservation Area. As development within the Green Belt is usually inappropriate, we successfully argued that as the site constituted previously developed land which falls within the Green Belt exception rule, and the fact that the two new dwellings would result in a significant reduction in both footprint and volume, development on this site would not have a greater impact on the openness of the Green Belt. The development would also result in some benefits both from a spatial and visual perspective.
