In October last year, DLA secured an approval for a Class E outbuilding in the Runnymede District of Surrey. The application site fronts the River Thames in Flood Zone 3 and is situated within the Green Belt. The client bought the site to us after they had received a refusal for a detached garage in 2016 based on it being an inappropriate form of development in the Green Belt. However, under Class E of the GPDO, which allows for a building with a purpose incidental to the enjoyment of the dwellinghouse, we were able to obtain the Certificate of Lawfulness.

Following this approval last year, DLA have recently obtained another permission at the site for a two-storey rear extension, conservatory, and decking. The topography of the site means that the decking and conservatory will be raised off the ground to overcome the flooding impacts.
